Under the SAFE Act (Secure and Fair Enforcement for Mortgage Licensing Act of 2008), individuals who take residential mortgage loan applications and offer or negotiate loan terms must be licensed as mortgage loan originators (MLOs) — either state-licensed or federally registered — through NMLS, the Nationwide Multilicensing System and Registry.
Before licensing, most candidates complete 20 hours of NMLS-approved pre-licensing education (3 hours of federal law, 3 hours of ethics, 2 hours of non-traditional mortgage products, and 12 hours of electives) and then pass the national test with Uniform State Content: 120 questions in 210 minutes, with a 75% passing score. The test covers Federal Mortgage Law (~60%), General Mortgage Knowledge (~20%), Ethics (~20%), and state-specific Uniform State Content questions. If you fail, you must wait 30 days before retaking the test.
Once licensed, MLOs complete 8 hours of NMLS-approved continuing education every year (3 hours of federal law, 2 hours of ethics, 2 hours of non-traditional mortgage products, and 1 hour of electives) to renew.
